- Under-floor insulation provided by the client’s general contractor to match state and climate zone requirements.
- Floor framing will be 2x10joists, 16” on-center
- ¾” Glued, nailed subfloor.
- All plumbing included, with fixtures.
- Interior walls 10’ high, 16” OC, 2×4 finished with ½ inch sheetrock, glued, screwed, taped, spackled, primed, and painted with 2 finish coats of Sherwin-Williams. Level 4 finish.
- Mating walls similar with addition of 1/8 ThermoPly sheathing.
- Exterior walls 10’ 2×6, 16” OC, ½” OSB sheathing with home wrap, R19 insulation.
- Client chooses exterior siding such as tongue and groove metal siding or NewTech Wood-Finish Metal Siding, and it is applied in the factory.
- Cross module ceiling framing engineered trusses 16” with ½ “ roof deck and R-38 insulation
- Roof 2×10, 24 OC 5/8 Sheetrock with ½” decking. Low-sloped .060 mule-hide rubber roof.
- All windows & doors Included.
- An upgrade to hurricane-rated Miami-Dade package as required by Florida and other climate zones. Windows and doors are energy-efficient and available for every climate zone.
- Cali Bamboo wide-plank wood flooring throughout.
- Tile installed in all bathrooms.
- Cabinets and vanities per layout.
- Kitchen cabinets – Premium Line Shaker Collection: Cream, Charcoal, Espresso, White.
- Cabinet handles and pulls are an option.
- Countertops are all 3CM quartz and available in Grey Expo, Bianco Maple, Miami Vean, and Miami White.
- Bathroom cabinets – same Premium Line Shaker Collection options as kitchens.
- Interior Trim – 1×4 Square edge FJ casing on all windows and doors, 1×6 square edge FJ on all baseboards. Primed, Painted 2 finish coats white.
- Interior Doors – 3 Panel Doors with Kwickset locksets. Locksets and hinges are satin nickel finished. Mating extensions included, pocket door to match the 3-panel door.
- HVAC, Heating and Cooling – Unico Mini-split, ceiling-mounted cassettes. Vents for bathrooms, dryer, and range are included.
- Plumbing fixtures will vary based on model and options selected,
- Water heaters will be Reem Electric.
- Kitchens will include a sink, pull-down faucet, InSinkerator disposal, water supply for dishwasher, and refrigerator icemaker. Select a design to see fixtures and kitchen packages for each model.
- Electrical per plans, all ceiling can light fixtures are included as per plan.
