How to Order

Just a little housekeeping to make the process smoother.

Step 1. Choose where to place your Glass Boxes home.
A. You may own existing land.
B. You may have an offer pending to purchase land.
C. We must have a physical address or zip code in order that we may build the home to the correct Modular building code zone based on climate.
D. Once the model is produced by the factory, we must have it moved off-site within 5 business days.

Step 2. Prepare for your Modular Certified home.
A. Modular housing in the state of Texas is constructed to the same codes as site-built housing.
B. Glass Boxes are not Manufactured housing (unless ordered separately) which are constructed to federal HUD code standards.
B. Modular homes must be installed on a permanent foundation system.
C. Titles are not issued for modular homes. Once installed the home becomes part of the real property and may be mortgaged as such.
D. A municipality may not differentiate between modular homes built under the Texas IHB program and site-built homes.

F. Please note: If your property has an HOA which prohibits manufactured homes you may need to speak with them first. There is a great deal of misinformation on Modular Certified Homes.

Step 3. Check your property’s building code requirements.
A. If your property is remote it may be outside the ETJ (extra-territorial jurisdiction). Which means there are no zoning requirements. Purchase your Glass Boxes home and we will ship and install. There may be additional distance and installation fees for remote locations.
B. Our units are ‘Texas Modular Certified’ which is a higher build quality than site built. Please check with your contractor who will apply for your foundation building permit and utilities connections. He will be informed by his building permit department.

Step 4. Prepare a foundation for your Glass Boxes home.
A. We recommend a pier and beam foundation with a running concrete block perimeter. We also suggest Hurricane straps with helical earth screws.
B. You will need your own contractor to build the foundation, set up utility connections, and apply for any building permits needed.
C. You may use a concrete slab foundation if you wish.

Step 5. Prepare to ship your Glass Boxes home.
A. We ship to within the Dallas Ft Worth area for free.
B. There is an additional fee for shipments to anywhere in the continental USA.
C. Buyer is responsible for understanding the shipping costs, insurance, and liability coverages.

Step 6. Understand the warranty for your Glass Boxes home.
A. Read the warranty on this page.

Step 7. How to finance your Glass Boxes home.
A. You may finance them through your standard mortgage company, with the land. Not all companies handle this.
B. You may also finance them through standard mortgage companies.

Step 8. Understand the timeline for building and shipping your Glass Boxes home.
A. Production date estimates start with the date of a 50% deposit.
B. There is a 4 to 8-week materials acquisition period.
C. The production date is also based on existing orders in the factory production queue.
D. Minimum: If the materials are in-house and there is room in the factory schedule then you may have the house in as little as 4 weeks.
E. Maximum: If the material needs a longer acquisition period (8 weeks) and the factory has 8 weeks of production in the queue, then we would provide an estimated maximum of 18 weeks.

Step 9. Paying for your Glass Boxes home.
A. Initial deposit down payment of 50% via Zelle or Bank Wire within our website. We use secure financial links.
B. Once the order and deposit are submitted, you will receive a confirmation email with an estimated production date and delivery date.
C. The 50% balance must be paid before the production date at the factory begins, or the production order will be postponed.

Step 10. Online purchasing of your Glass Boxes home.
A. You may set up an account and shop all the way through from your home like many auto and other companies.
B. You will select the model, exterior color, interior color, and other options on the website.
C. You may also save your order in the shopping cart until you are ready to complete your purchase.

Step 11. Prior to payment, you will be asked to confirm the following.
A. Agree to the Terms of Purchase and the Reconsideration Period.
B. Agree to the Non-Cancelable Order Policy.
C. Agree to Be Responsible for Shipping Costs.
D. Acknowledge My Responsibility for Building Code Compliance.
E. Accept the Payment Terms.
F. Acknowledge the Warranty Terms.
G. Understand the Discount Account Policy.
H. Acknowledge the Application of Sales Tax.
I. Agree to All Terms and Conditions.

Step 12. You will also be required to agree to the following.
A. Reconsideration Period: I acknowledge a ten (10) day reconsideration period, during which I may cancel my order with a $200.00 cancellation fee.
B. Non-Cancelable Order: I understand that my order becomes non-cancellable after the ten (10) day reconsideration period.
C. Shipping Costs: I agree to be 100% responsible for all shipping costs to my location.
D. Shipping Arrangements: I will arrange the shipping of the modular home upon receipt of the deposit.
E. Building Code Compliance: I acknowledge my responsibility for ensuring compliance with local building codes at my location.
F. Product Responsibility: I understand that the Seller and all parties are not responsible for the product once it leaves the factory, except as specified in the warranty.
G. Payment Terms: I agree to make a 70% down payment upon order submission, with the remaining 30% due when the unit is ready to ship.
H. Warranty: I acknowledge that the warranty terms are outlined in the “About Us” and FAQ sections on the website.
I. Discount Account: I understand that Realtors and veterans are eligible for a 6% discount, subject to approval by submitting a form.
J. Sales Tax: I am aware that sales tax will be applied to all sales as per tax regulations. This includes an 8% State of Texas Sales tax. Buyers outside the State of Texas are not subject to this tax, and any collected tax will be reimbursed after the house has been delivered to an out-of-state address.

Step 13. Sign Legal Agreements
A. After the down payment is received and your order is accepted, Glass Boxes sends a confirmation email to the buyer. This email summarizes the order, outlines the next steps, and includes a copy of all agreed terms as acknowledged above (in the checkout process). Buyer will receive a DOCU-SIGN agreement to be completed.

Step 14. Discounts
A. We offer Veterans and Bulk Developers a 6% discount. Contact us for more information.
